Building & Planning

The Building and Planning Department is responsible for the building and safety standards for the design, construction, use, and occupancy, of all buildings and structures within the City of Bradenton Beach. We provide plan review, permitting, and inspection services for new construction, additions, renovations, alterations, and remodels to assure all structures meet the minimum life safety standards of State and local building codes adopted by the City of Bradenton Beach. The Florida Building Code and Florida State Statutes regulating building and contractor requirements are accessible online.

INSPECTIONS: List of Inspections for Bradenton Beach ALL REQUESTS FOR INSPECTIONS CAN BE MADE BY CALLING OR EMAILING THE BUILDING DEPARTMENT BY 3:00PM THE BUSINESS DAY BEFORE THE REQUESTED INSPECTION. WE DO NOT USE ROOFING AFFIDAVITS, SO ALL DECK NAILING/SHEATHING, DRY-IN/FLASHING, IN-PROGRESS/ROOF COVER INSPECTIONS ARE REQUIRED,

PRE-PLAN MEETINGS: CAN BE SCHEDULED AS EITHER ON-SITE OR IN OFFICE APPOINTMENT BY CALLING THE BUILDING DEPARTMENT. PLEASE SUBMIT ANY DOCUMENTS FOR PREVIEW BY THE BUILDING AND PLANNING DEPARTMENT BY ELECTRONIC MEANS SUCH AS EMAIL OR FAX PRIOR TO THE PRE-PLAN MEETING.

PERMITTING : TRADE CONTRACTORS OF ELECTRICAL, GAS, PLUMBING AND MECHANICAL CAN SUBMIT AN APPLICATION FOR PERMITS ONLINE USING THE CITIZENSERVE ONLINE PORTAL. ALL APPLICATIONS RECIEVED VIA EMAIL OR HAND DELIVERED WILL BE ENTERED INTO THE ONLINE SYSTEM WITHIN TWO BUSINESS DAYS. ONCE THE APPLICATION DOCUMENTATION IS DEEMED COMPLETE BY THE PERMIT INTAKE TECH IT WILL BEGIN THE REVIEW PROCESS. APPLICATIONS MAY BE REVIEWED FOR ZONING, STORMWATER, FLOODPLAIN AND BUILDING CODE COMPLIANCE AS DETERMINED BY THE SCOPE OF WORK BEING COMPLETED. ONCE ALL REVIEWS ARE COMPLETE AND ANY DEFICIENCIES ARE MET BY THE APPLICANT, THE APPLICATION IS RETURNED BACK TO THE PERMIT TECH FOR A FINAL COMPLETNESS CHECK AND THE CONTRACTOR IS NOTIFIED VIA EMAIL THAT THE PERMIT IS READY FOR FINAL PAYMENT AND ISSUANCE.

Staff will assist you with the processing of your development project and guide you through this somewhat complex process. After all of the reviews and approvals are complete, you will be ready to obtain your building permits.

To search a list of Pending Permits within the city, click on the CitizenServe link and then Reports at the top of that home page. First time users can create a new user ID and password with their email address. For Citizenserve Login and access issues click for help information. Applications can also be sent via email or hand delivered to the office for processing.

Flood Information

The entire City of Bradenton Beach is located within a Flood Zone. Being located on a barrier island can mean additional State and Federal agencies are involved in the permitting process. Florida Department of Environmental Protection or FDEP permits for Coastal Construction Control Line for land development projects. Federal Emergency Management Agency or FEMA documentation may be required, such as Elevation Certificates or a FEMA 50% Substantial Damage / Substantial Improvement assessment.
